Home Inspection Frequently Asked Questions? |
|
What
is An Inspection?
An inspection is a visual (non-invasive) examination of the structure
and systems of a building. If you are thinking of buying a home, condo,
townhome, mobile or commercial property, you should have it thoroughly
inspected before the final purchase by an professional licensed, experienced
and impartial inspector. |
|
When
Do I Request An Inspector?
The best time to consult an inspector is right after you have made
an offer on your new building. Your real estate contract usually allows
a period of time to have the property inspected.Make sure to have
an inspection clause in your contract, and make your purchase contingent
upon the findings of the inspection. |
|
What's
Included In An Inspection?
A complete thorough home inspection includes a visual examination
of the building from the top to bottom. Our inspector evaluates and
reports on the condition of the roof, structure, exterior, foundation,
drainage, lot topography, heating system, plumbing system, AC system,
visible insulation, walls, windows and doors. Only items that are
visible and accessible by normal means are included
and reported upon. |
|
Can
a Building "FAIL" an Inspection?
No. A professional building and property inspection is simply an examination
into the current condition of your prospective purchase. It is not
an appraisal or a local code inspection. An inspector will not pass
or fail a building, but simply describe its condition and indicate
which items need minor or major repair or replacement. |
|
What
If The Report Reveals Problems?
If the home inspector finds problems in a building, it doesn't necessarily
mean you shouldn't buy it, only that you will know in advance what
type of repairs to anticipate. A seller might be willing to make repairs
because of the significant problems discovered by the home inspector.
It gives you a chance to decide if this property is right for you or
not. Your choice. |
|
Can
I Inspect The Building Myself?
The most experienced building or home owner lacks the knowledge and
expertise of a professional home inspector who has inspected hundreds,
maybe thousands of homes and properties in their career. A professional
licensed home inspector is equally familiar with the critical elements
of construction and the proper installation, maintenance, and the
inter-relationships of these elements. |
|
Why
Do I Need An Inspection?
The purchase of a home or any type of property is usually one of the
largest single investments you might ever make. You should know what
to expect both inside and outside in terms of needed and future repairs,
maintenance, and safety issues. A fresh coat of paint could be hiding
serious structural problems. Water stains on the ceiling may indicate
a chronic roof leakage problem or may be simply the result of a single
incident. The home inspector interprets these and other clues, then
presents a professional opinion as to the condition of the property
so you can avoid unpleasant surprises later. After the inspection
is over you will have a clearer understanding about the property you
are considering purchasing, and be able to make a confident decision. |
|
Should
I Attend The Inspection?
It is not necessary, but wise if you can. By following
the home inspector through the inspection, observing and asking questions
you will learn many thing about you future purchase and gain helpful
tips on general maintenance which will be of great help to you after
you move in. |
